
Parking Update from the HOA Board
The HOA Board of Directors is pleased to announce the updated parking policies, rules, and agreement for Ocean Forest. These revisions are a result of resident feedback, thoughtful discussion, and careful consideration by the Board.
We understand how challenging it can be to find available uncovered parking for both residents and guests. Our goal with these updates is to help alleviate some of these difficulties, improve parking availability, and better serve the community as a whole.
We kindly ask that all residents review the new policies and make any necessary adjustments promptly if they are currently in violation.
The updated parking policies will go into effect on May 1. Until the new policies take effect, please continue to follow the existing rules.
In addition, we are pleased to announce that four new uncovered parking spaces are being added to help reduce overcrowding.
The project is expected to be completed in April.

HOA Parking Policy and Agreement
1. Every resident must register their vehicle(s) with the Property Manager.
2. Each unit is assigned one covered parking space (carport) and will be issued an Ocean Forest Parking Permit number.
3. The Ocean Forest Parking Permit must be visibly displayed inside the vehicle at all times.
4. All vehicles must have a current and valid DMV registration, including up-to-date tags that are visibly displayed.
5. Residents who own a second vehicle may obtain a second parking permit by registering their vehicle with the Property Manager. A maximum of two permits may be issued per unit. A second permit will only be granted for a vehicle owned by the resident of that unit and may not be issued for a neighbor’s vehicle within the development.
6. PERMIT TRANSFER: An Ocean Forest parking permit may only be transferred from one resident to another if it is an assigned covered parking space (carport). The Property Management office must be notified of any such transfer.
7. PERMIT TRANSFER: A second parking permit issued for open parking may not be transferred to another resident.
8. Residents with more than two vehicles must park additional vehicles off the premises.
9. Open parking is limited and may only be used for a registered second vehicle or temporary guest parking.
10. Vehicles must be driven forward into the parking space, up to the cement tire bumper; backing in is not permitted.
11. Open, uncovered parking spaces are available on a first-come first-served basis and are not assigned to any specific unit.
12. Residents may not use an open parking space if their assigned covered carport space is available.
13. CAR COVERS: Residents may place a car cover on a vehicle parked in their assigned space only with prior approval of the Property Manager’s office. Approval requires proof of an Ocean Forest Parking Permit and current DMV registration.
14. CAR COVERS: Residents may not place a car cover over a vehicle parked in an open space.
15. Recreational vehicles, including RVs, trailers, campers, and similar vehicles, may not be parked on the premises. Temporary exceptions may be granted only with prior approval from the Property Manager’s office.
16. Residents whose vehicles have not been moved for two weeks or more without prior approval will be notified by Management to relocate the vehicle and are subject to towing.
17. Temporary visitor parking passes are available at the Property Manager’s office.
18. All vehicles must be in working order. Vehicle repairs and washing are not permitted on the premises.
19. A vehicle may be subject to TOWING if it is:
o Blocking a fire hydrant or parked in a fire lane.
o Blocking a driveway or another vehicle.
o Inoperable.
o Parked without an Ocean Forest parking permit and/or DMV registration.
o In violation of any of the HOA Parking Policy rules included in this agreement.
As stated in the CC&Rs, the HOA reserves the right to establish or amend Parking Policies at any time.

PLUMBING AND WATER LEAKS
· If you are a homeowner, call Poe’s Plumbing at (831) 710-2204. Poe’s is responsive and very familiar with our building.
· If you are a tenant, call your rental property management company, for example, Mangold, 36 North, etc.
· If there is an urgent water issue, immediately call the Property Manager here at Ocean Forest. See contact information below.
· Special Request: Call the Ocean Forest Property Manager right away if your toilet is running or if your shower, bathtub faucet, kitchen sink or bathroom sink are dripping/leaking. Thank you!
